Nitin Bhatia, LLB
Nitin was born and raised in Edmonton and is a founding partner of SB LLP and Team Lead of the firm’s Real Estate Group. He maintains a multi-faceted transactional practice focused on corporate securities and banking matters, commercial real estate as well as residential real estate. Nitin regularly advises on complex mortgage financing, leasing, acquisitions and dispositions, and land or construction development projects. His practice reflects a deep understanding of both legal and business considerations, allowing him to deliver practical, solutions-oriented advice to his clients.
He represents a broad spectrum of clients, including land developers, retail and hospitality developers, major financial institutions, private lenders, chartered banks, credit unions, and members of the Alberta Real Estate Association. His experience acting for both lenders and borrowers provides him with valuable perspective in structuring and negotiating transactions efficiently and effectively.
In addition to his real estate and financing work, Nitin has extensive experience advising on business purchase and sale transactions, with particular expertise in franchise acquisitions and dispositions. He is frequently engaged to guide clients through the legal, financial, and operational considerations involved in buying or selling a business. He also collaborates with the firm’s broader team on select litigation, family, and estate-related matters, ensuring clients receive coordinated and comprehensive legal support.
In recognition of his professional excellence and contributions to the legal community, Nitin was honored to be appointed King’s Counsel (KC) in Alberta in 2025.
Nitin is committed to legal education and mentorship. He previously served as a sessional professor at the University of Alberta Faculty of Business and currently teaches at the University of Alberta Faculty of Law, where he instructs in Commercial Real Estate and Financing. Through his teaching, he contributes to the development of future legal professionals and shares practical insights drawn from his transactional practice.
He currently serves on the Board as Founder and Director of the South Asian Bar Association (Edmonton), supporting professional development and diversity within the legal community.
Nitin is also actively engaged in the charitable sector. He currently serves as a Director of the Alberta Diabetes Foundation and the Maanaw Seva Society of Alberta, and is a past Board Executive of the Edmonton Valley Zoo Development Society. His board work reflects his strong commitment to community service and philanthropic initiatives within Alberta.
Outside of his professional commitments, Nitin remains deeply involved in the community as a coach for minor hockey and community soccer, and enjoys raising his three children with his wife in the City of Edmonton.
